I would like to sell my Nintendo Switch with an account that contains games (bought online).
So now I have a bidder but I don't want this seller to play on my 'account', but the seller does want the games included. In short, this Nintendo has MY account and i sell the Nintendo Switch WITH THE GAMES.
Is there an option to transfer this or whatever? I don't know exactly how to explain this.
Transferring an email is an option I think?
I completely understand what you're saying and no, there isn't. If you give away your Switch console with the games, then you are giving them access to your account. There's no other way around it.
Nintendo also won't allow you to transfer games to another account because you would be breaching the terms and conditions of your NNID in doing so. One of the conditions of selling/gifting your console is that you remove any associated NNID accounts from the unit. It's been a while since I had read it but it said something to that effect.
So, you can either sell the console with your games (and account) or wipe your Switch clean by delinking your NNID and formatting the console to factor settings.

Also, nintendo support is a very good resource. Search support for topics to get official directions for most everything mentioned in the thread so far. https://en-americas-support.nintendo.com/
@RobertB96 : Nintendo has an official video on how to prepare a Nintendo Switch for sale...
If you unlink your NNID and you decide to get another Nintendo Switch later on, you can relink your NNID to your new console and restore all of your previous game purchases (so long as you haven't given away the account to somebody else). Make sure that you do not delete your NNID, however, as this will delete all of your purchases.
